THOMPSON COUNTRY LODGING RENTAL AGREEMENT AND LEASE
Please read, print, and sign our Rental Lease Agreement and send it with your security deposit.
We cannot accept a reservation security without a signed lease agreement.
ARRIVALS: Check in time is 3 p.m. on your day of arrival. Caretakers of the home are located in town and will meet you at the home at 3 p.m. If you cannot arrive at that time, please call to let them know your time of arrival(570-727-2625). If you are unable to arrive prior to 8 p.m. please call ahead to make arrangements before your day of arrival.
Upon arrival caretaker will do a walk through of the home with you. This provides you with all the information you may need for a comfortable stay. This also enables both parties to be aware of the condition of the home, in the event damages do occur.
It is your responsibility to contact the caretaker immediately regarding any malfunctions or damages to the property.
SMOKING & PETS: THERE IS NO SMOKING ALLOWED IN THE HOME. Please respect the rules and be considerate of others who may occupy the home after you. There is a deck available for smokers with a butt disposal container.
Pets are generally not allowed. Under certain circumstances, such as hunting dogs, arrangements can be made on the property, with prior notice.
FURNISHINGS: The home is equipped with furniture, appliances, pots, pans, dishes, silverware, washer, dryer & vacuum. It also has all bedspreads, pillows, linens, towels and blankets. You only need to bring your personal items. There is a market next door in which you can purchase most anything you need.
Ample paper products and cleaning supplies are also provided, if you require more please contact the caretaker.
We are not responsible for the malfunction of utilities, equipment or furnishings. We will do our best to make your stay comfortable in the event malfunctions may occur.
MAXIMUM OCCUPANCY; Maximum Occupancy of the home is 12. Having parties in the home or anywhere else on the property, with more people than allowed, is forbidden. You will be asked to vacate the property immediately in this event-there will also be no refund of rent or security deposit if this happens. No RVs or campers may be used on the property.
OWNER CLOSETS: The owner of the home may keep personal items in one or more closets. Please respect the wishes of the owner and do not enter any locked closets. There are ample closets in the home for your use.
PARKING: Parking is permitted only on paved surfaces or designated parking areas on the
property. There is plenty of off street parking for your use. Parking on the street in winter is not permitted by the Boro.
TRASH: Trash must be placed in the proper receptacles provided. Thursday is trash day. If you are renting the home on a Thursday, the caretaker will contact you and remove the trash for pick-up.
REPAIRS: We want your stay to be as comfortable as possible. In the event a repair is needed, please contact us immediately, and we will do our best to make the repairs. It may be necessary for the caretaker or repair person to enter the home, at reasonable times, to make the repairs without your knowledge or presence.
CANCELLATION POLICY: Cancellations within 7 days of arrival will not be due a refund of security deposit unless the rental home can be re-leased to another party.
DEPARTURE: Check-out time is 10 a.m.
Please leave the home in a tidy state. Everything in our home has been provided for your comfort. You are welcome to use the many extras that are here for your enjoyment (videos,DVD's,books,games,magazines etc.) We just ask that you put everything back where you found it.
Please respect the condition of the home as you found it. We have spent 5 hours to prepare the home for your visit, which includes cleaning and sanitizing the bathrooms, washing the sheets and towels, remaking the beds, vacuuming and dusting the home, emptying the dishwasher, removing the trash from the kitchen and sanitizing the kitchen counters.If it takes us longer than 5 hours to prepare the home for the next guests, because of extraordinary cleaning or looking for misplaced items, you will be charged an extra $25.00 per hour cleaning fee.
Please do the following before you leave:
Close and lock the windows, lock the doors, put all dishes in the dishwasher, strip beds and place all dirty linens and towels in the basket in downstairs laundry area.
Also turn off all lights and make sure any foodstuffs or perishables you brought are taken with you.
Arrangements can be made with caretaker at the time of check-in to have a walk through
on your departure. If everything is in satisfactory condition, then your security deposit will be returned to you at that time.
If caretaker does a walk through at a later time, or extraordinary cleaning is involved, your security deposit, minus any damages or cleaning fees, will be returned to you within 10 days.
The Lessors cannot be responsible for items left behind.

UPON SIGNING THIS LEASE THE LESSOR AGREES TO THE FOLLOWING CONDITIONS:
A rental deposit equal to 1/2 of the total rental amount is due upon signing the lease.
A check for this amount_____________ is considered a security deposit and will be returned at the end of your stay, if premises is left in the condition you found it, minus normal cleaning.
Upon your arrival the amount due will be the total amount of the rental fee, by either cash or check, plus a cleaning fee of $65.00 for the 2 bedroom unit (per stay) or $100.00 for the 5 bedroom unit (per stay) is due in cash only.
There will be no illegal activities tolerated, included, but not limited to, underage drinking, use of illegal substances, destruction of property, shooting of firearms, no littering of premises, no fireworks, or violations any laws or ordinances. Lessee and their guest shall not disturb, annoy, endanger, or inconvenience neighbors.
Lessee may not let, sublet,or assign this lease to anyone other than the signer of this lease.
Lessee also certifies that anyone staying overnight on the premises is over the age of 21, unless accompanied by an on site parent or guardian over the age of 25, who assumes all responsibility for the group and shall be the person who signs this lease.
Lessee assures the Lessor the Lessee and/or their guests who violates any of the terms of this lease will be immediately denied continued occupancy at these premises without refund and shall remedy any damages or other expenses which are caused by the Lessee and /or their guest.
PLEASE REMEMBER THERE IS NO SMOKING IN THE HOME- IF THERE IS AN ODOR OR EVIDENCE OF SMOKING IN THE HOME DURING YOUR STAY OR UPON YOUR DEPARTURE, THERE WILL BE AN ADDITIONAL $100.00 CLEANING FEE DEDUCTED FROM YOUR SECURITY DEPOSIT.
